families have at least two cars these days Granddaddy", I explained. "That seems like a bit of
a waste to me and with gasoline up to 59 cents a gallon I don't see how you can afford two
cars", he said. "Try $3.00 a gallon Granddaddy, and we need two cars because we both work".
That surprised him too. He thought that the wife should be home taking care of the house and
family matters. I told him that most women work these days and many even take jobs when
they have young children.
Granddaddy asked me why there were so many people in Dunnellon. He said that it looked
like wall-to-wall houses and stores where woods and green space used to be. "Oh we are
growing. People come here because it was a small town at one time, you know, before all the
people moved here", I said. He seemed puzzled that people move to an area to escape crowded
conditions only to create the same problem in the place they are moving to.
He said that on his way to my house he noticed young people dressed in unusual clothes.
"Has Halloween been moved to a different date", he asked. "I saw youngsters wearing baggy
pants that exposed almost their entire backside, strange hair cuts, colored hair and wearing
rings in their noses and ears", he said. I told him that times have changed and some young-
sters and even adults have a different view of good personal grooming and dress habits.
"Would you like some tea Granddaddy"? Granddaddy replied that he was going to need
something stronger than tea the way our conversation was going. "I think I had better be
getting back soon, I am only allowed a few hours to visit", he said.

lyze values, flood zones, code violations, zoning, and other factors accurately all in a short
period of time. I am able to draw on this back round in analyzing all properties any where in the
state in this same manner. Getting back to my clients. They knew I boated in the Crystal River,
& Homosassa area for the past 7 years, and I knew the area. Homosassa is a cute little town
S
that starts with just two main roads off of#19 which are Halls Rd on the north and Yulee Rd on
the south, and to keep up to trends I was on caravan there just last week. With almost half the
town for sale at this time, how difficult could this small town be to find a good deal? The
answer is there are lots of good deals in this buyer's market, and boy is it fun to submit the
offers for our clients, as well as protecting them at the same time.
One essential item is to speak to long time neighbors of the prospective property
purchase to make sure the street did not flood in the "no name storm of 1993". We're talking
three feet of water in some of these homes which also happened in some areas of Yankeetown,
and Inglis. In addition to protecting, and having fun, the beautiful thing is that this couple
refused to be "spirited away from us" at contract submission time. They knew that with things
tight as they are, it was essential for us to earn this commission. With no money coming from
selling listings we must rely on the commissions we obtain from working with our loyal long
term buyers. Without these long term clients, the life blood of money which is keeping us in
business would be gone. They also brought the information gleaned from their "boat tour"
back to us so we could have more knowledge to give to the other friends moving from the
Orlando area.
So on this Halloween week we thank our loyal clients buying properties any where
on the nature coast for "A TREAT" instead of a "TRICK". If any of my readers are working
with an agent as their buyer's broker over a long period of time, please understand that your
agent needs to have you call them before your sign anything. Please understand that your
agent is "investing their time and money up front" which is a cash investment in you with the
understanding that you will call them when you find a property you wish to purchase. If you
"jump ship" to use another broker the last minute then you did not allow them to earn the

money that keeps them in business. Please remember that your agent does not get a paycheck
every week as you do. In this market, if you lose your buyers, you are on your way out of
business. So to my loyal readers, if you have a super realtor that has worked for a period of
Realty
time for you, please be loyal to them. Don't allow another agent to sneak in the last moment.
Let's have these positive stories continue. I'll see you at the Homosassa Seafood Festival
