The Price is Right

You have got to love Bob Barker. Every week day for the past 35
years from 11am to 12 noon the "Price Is Right Show" has endured. In today's
show a young man from Sacramento CA gives Bob a big hug and a kiss on the
cheek as he wins an expensive motor home. With all the hugging and kissing
old Bob has announced that he will soon retire, but fear not as we real estate
professionals will continue to play the "price is right" with our clients in the
real world. I have two stories where the "price is right" is working out great.
One is a newer 3/2 mobile home with a pool, deck, and two car garage all upgraded
to look like a log cabin situated on approx. 2.5 acres in the Inglis area. The out of state seller
was trying to get $155K for over 6 months with no offers, and little action on the property.
They were recommended to me from other locals that I do business with, and I appreciate
the recommendation. I sent this seller many comparables, both sold and listed, along with
my other professional "documentation of value". This professional evaluation showed that
similar properties on the market had their prices reduced over the last six months to the $135
to $140k price range while he was holding at the $155k price. We both agreed was that this
price difference was one of the main reasons they were not getting any offers, plus even if
an offer came in over $140k the property would most likely not appraise stopping the loan
process, and killing the sale. This wastes every ones time, and wastes my advertising
dollars. I have had this property listed for about one month now. With the new "price is right

The next story involves my in-laws. They are both in their mid eighties, and have
